The Neighbourhood

Pocitos — A Neighbourhood 140 Years in the Making

Montevideo's most populous barrio, home to 69,107 residents, two kilometres of golden beach, and a density of everyday life that makes it one of the most liveable urban addresses in South America.

From Washerwomen's Creek to Montevideo's Most Coveted Address

The name Pocitos comes from the small wells — pocitos or cachimbas — that washerwomen dug into the banks of the Pocitos stream to collect clean water for laundering the clothes of residents of the old walled city. The stream itself was famous for its clarity, and the barrio that grew up around it carried that name into its official founding.

In 1881, the national government issued a decree addressing the irregular settlement that had formed in the area. Five years later, on 5 May 1886, the pueblo of Nuestra Señora de los Pocitos was formally inaugurated. By 1888, the neighbourhood already had four distinct sub-barrios: Fortuna, Víctor Manuel, Caprera, and Artigas.

By the early twentieth century, Pocitos had transformed from a semi-rural outskirt into the preferred summer address for Montevideo's established families — grand summer houses along the coast, a beach that was fast becoming the most popular in the city, and the beginning of the architectural layering that defines the neighbourhood today.

Three Architectural Eras That Define Pocitos

  • Early 20th century — Señorial summer houses: Grand residential villas and early apartment buildings with ornate facades, high ceilings, and large terraces. Several remain and are heritage-listed.
  • 1920s–1940s — Permanent residential neighbourhood: Pocitos transitions to a year-round address. Rationalist and Art Deco apartment buildings appear along the main avenues and rambla.
  • 1950s–1980s — Residential intensification: High-rise towers replace lower-density buildings. This era produced the three and four bedroom apartments that are now among the most sought-after in the resale market.

Today, Pocitos is described by the Official Montevideo Tourist Guide as a neighbourhood that "offers a mixture of construction styles — here the old traces of the city blend with state-of-the-art architecture."

Why Families Stay in Pocitos for Decades

There is no single feature that defines Pocitos for long-term residents. It's the combination — everything important is walkable, and nothing important is missing.

Playa Pocitos

One of the most visited beaches on the Río de la Plata. Two kilometres of golden sand, calm water, and year-round activity. For families, it's not a weekend destination — it's the daily backdrop.

The Rambla

Montevideo's 30 km coastal promenade passes through Pocitos. Cyclists, runners, families with prams, dogs — the rambla is where daily life meets the coast, from morning to evening.

Montevideo Shopping

Montevideo Shopping Centre is located in Pocitos — one of Uruguay's principal shopping destinations. Supermarkets, pharmacies, and specialty retail are distributed throughout the barrio on a walkable street grid.

Where in Pocitos Makes a Difference

Pocitos is compact — 3.1 km² — but location within the barrio still matters, especially for 3 bedroom apartments where building context, light, and proximity to schools or the rambla can influence both liveability and value.

Coastal Strip

Rambla República del Perú & Side Streets

The highest-demand addresses in Pocitos. Buildings directly on or immediately off the rambla command premium prices and are the first choice for buyers who prioritise sea views and coastal access. Three bedroom apartments here are rare and retain value over long periods.

Central Pocitos

Bulevar España, Luis A. de Herrera & Main Avenues

The practical heart of daily life in Pocitos. Excellent transport links, proximity to shopping, schools, and services. Buildings range from the 1940s to the 1990s. For families, this is often the optimal balance of size, price, and convenience.

Pocitos Nuevo

Towards Buceo — Quieter, Newer Stock

The transition zone between Pocitos and Buceo offers newer buildings at slightly lower price points. Families who want more space per dollar and are comfortable being slightly further from the rambla often find good value here.
